Project Description

01 — CONTEXT & INVESTMENT CHALLENGE

Modernising Building Infrastructure Within a Historic Premium Property.

Levantehaus is a distinguished historic commercial property and premium shopping destination in Hamburg. Its refurbishment created the requirement to modernise major building systems while preserving the quality and character of the asset.

The investment challenge was to improve energy performance across major HVAC infrastructure while maintaining indoor comfort appropriate to a high-quality retail environment and incorporating available energy-efficiency funding into the renewal programme.

02 — TECHNICAL SCOPE & KEY MEASURES

Replacing 20 Major Air-Handling Units with High-Efficiency Systems.

The technical scope centred on the modernisation and replacement of 20 main Air Handling Units (AHUs) with high-efficiency systems.

The proposed HVAC measures were assessed from an energy-performance perspective to establish the technical basis for the retrofit. The objective was to reduce energy consumption while maintaining the indoor environmental requirements of the retail property.

03 — INVESTMENT APPROACH

Integrating Energy Efficiency and Public Funding into the Retrofit.

A comprehensive Energy Efficiency Strategy was developed for the planned building-systems renewal, connecting the technical retrofit requirements with available public funding.

The engagement included preparation and management of the subsidy application process, supporting technical documentation and coordination with the relevant authorities. Qualifying measures were assessed against applicable funding requirements so that available financial support could be incorporated into the overall retrofit investment.

04 — INVESTMENT CASE & OUTCOME

Verifying the Retrofit and Compliance with Funding Requirements.

Following installation, a structured Measurement, Reporting & Verification process assessed the completed measures and supported evaluation of post-retrofit energy performance.

The verification also provided the evidence required to confirm compliant use of the granted subsidies. The available project information does not provide a quantified verified energy-saving percentage or investment return, so no specific performance or financial outcome is claimed.

05 — ROLE OF WINFRIED HAAS

From Energy-Efficiency Strategy Through Post-Retrofit Verification.

Winfried Haas’s advisory responsibility covered the Energy Efficiency Strategy, technical assessment of the planned HVAC retrofit, public-funding support and coordination with the relevant authorities.

His role extended through the funding process to post-retrofit verification, connecting technical requirements, energy performance and subsidy compliance. The engagement was delivered before the inception of the current HAAS Perspective advisory business.

06 — RELEVANCE FOR OWNERS TODAY

Major System Replacement Should Be Evaluated as an Investment Decision.

Replacing major building systems is not simply an equipment decision. Owners should consider energy performance, operational requirements and long-term asset implications together before committing capital.
