Throughout my career, I have seen Asset Management teams confronted with numerous technical recommendations, investment proposals and competing solutions from consultants, contractors and technology providers. The challenge is to distinguish genuine opportunities from less suitable options — and combine the right measures into an integrated investment pathway that delivers measurable performance and long-term financial value for the owner.

I have also seen Net Zero transformation reduced to energy efficiency and renewable electricity, particularly solar PV. Yet complex, energy-intensive buildings often require a broader perspective. Every building needs its own combination of REDUCE (Demand), RETHINK (System) and RE-SOURCE (Supply) — tailored to its technical requirements, decarbonisation objectives and investment economics.

My experience in senior leadership roles within the utility and ESCO sector taught me the value of integrating technical solutions with sound investment economics and long-term performance. Preparing major investment decisions for Investment Committees and Boards strengthened my understanding of what decision-makers need: technically credible options, robust financial analysis and a clear assessment of risks. It also showed me how often the potential of integrated energy systems is overlooked.

I founded HAAS Perspective to bring this experience independently to institutional real estate owners — helping them identify, develop and evaluate Net Zero Investment Pathways aligned with their buildings, investment objectives and long-term asset value.

I believe that successful decarbonisation projects
are among the strongest arguments for further Net Zero investment.

When meaningful emissions reductions, reliable performance and sound financial returns come together, they create examples other owners can follow — accelerating the transformation of existing buildings.
